What We Offer
Design/Build Services
Our experience will help you design the best possible product to meet your current program. Plus, we can assist with ground acquisition, zoning, planning, engineering, and any other feasibility issues necessary prior to product design. Our team will prepare a project budget and timeline for your final review, and then agree to construct the project for a fixed price.
Lump Sum General Contracting
Towne will contract with you to build your product as drawn for a fixed price contract amount. During the estimating and bidding process, we will value engineer your plans when we see possible cost deductions, enhanced efficiencies and potential plan improvements.
Edgecliff – Apartment to Condo Transformation
Edgecliff, a luxury condominium community in East Walnut Hills, Cincinnati was ready to close out a conversion that was a decade in the making. When Towne Properties received the property almost 60% of the units were unsold. We decided to capitalize on a growing condo market by gutting the vacant condos as they became available – elevating the units significantly. The units received:
- New floors, baseboards, and trim
- High-end appliances
- New doors
- Walk-in showers or soaking tubs
- In-unit laundry
Other improvements include adding recessed lighting and refinishing the balconies. In addition, when one-bedroom units adjacent to each other were converted into two bedrooms.
Results
- All renovated units were sold before they were completed
- Edgecliff ranked as the 22nd-most expensive condo development in Cincinnati in 2015 after renovated units were sold
The Monastery Event Center – From Ruins to Thriving
In 2016 Towne Properties began restoring the Holy Cross Chapel in Cincinnati which was essentially in ruins as the Chapel was vacant for decades. The hardwood floors, ceiling, plaster walls and paint were severely damaged by a leaking roof. In addition, being on the National Register of Historic Structures, redevelopment of the church was filled with challenges. The end result was a renovation that included restoration and new construction resulting in a LEED Certified structure.
- Preserved key historic elements including the brick walls and ceiling medallions
- Used historically appropriate renovations such as 750-pound chandeliers
- Added a state-of-the-art kitchen and pre-event rooms
- Included a locally crafted mosaic medallion in the lobby floor
